Snohomish County your stats for December are in! We ended the year with a bang and the new year is off to a frenzied start. Average days on market down by 20 days from December 2019 .3 month supply of inventory down from .9 months in December 2019 Median sales price increased by $40,000 to $533,000 from December 2019I can't stress enough how low a .3 month supply of inventory is. It's practically non-existent!

How to Spark Joy this Holiday Season
Don’t skimp on the lighting!
There’s nothing better than lighting up the night in every way possible. Make sure the lights are even and symmetrical, especially if they are blinking in any sort of rhythm.
Start with the front door.
Wipe down your front door using a teaspoon of dish soap in a gallon of hot water and adding two bags of peppermint tea to cleanse and refresh the first thing you see when you come home or guest sees when they come to visit. Decorate with fresh foliage if you can; take a walk and see if you can find twigs and berries to use in outdoor decorating. If you are a wreath person, feel free to go a little crazy with sparkles this year.
Create an Inviting Space in Your Windows
Clean and spruce up your window panes to allow as much light out into the world as you can. Create a frame of foliage either inside or out and feel free to be bold with golds and silvers this year.
Be Kind to Yourself
During the holiday season it’s so easy to get wrapped up (ha! “wrapped up….”) in everything that’s going on and everyone else in your biome or space; make sure you create a cozy retreat for yourself during the season. Maybe it’s making sure there’s always plenty of pillows or a throw next to your favorite chair, or prioritizing picking up the bedroom space every night, or even creating a luxurious bath space with a glass of wine. Whatever it is, spark joy in yourself this holiday season as well.

November 2020 Market Stats - Snohomish County
I know I sound like a broken record lately, but the inventory levels are just beyond low! For King County, the inventory was 17.8% lower this November than in November 2019. In Snohomish County, it was 63.3% lower this November than last. This accounts for both single family and condos combined. Wow and yikes! All this with no shortage of buyers in sight.

You may be asking what a .4-month supply of inventory really means. Well, I'm glad you asked. It means that it would take only .4 of a month to sell EVERYTHING currently available in ALL of Snohomish County. This includes single family, condos, and townhomes. Snohomish County encompasses a very large territory, so to be able to sell everything that fast means inventory is pretty non-existant! In 16 years of doing business, I don't think I've ever seen a level that low.

Strongest October Since 2003 for Closings in Seattle
As crazy as it sounds, it’s true. According to the Northwest MLS, home prices and pending sales fell slightly, but closed sales rose to the highest level ever seen during an October—over 3,000 sales. The previous record for closed sales during an October was 2,922 sales in 2003. October this year saw 20% more sales than the highest October level in the last ten years (2,514 in 2016).
It seems that the pandemic and recession is having extremely little effect on homebuying demand.
